Why Isn’t a Standard Home Inspection Enough?

A general home inspection is designed to evaluate the overall condition of a home, but most home inspectors are not chimney specialists. In most cases, they perform only a basic visual inspection of the chimney and do not clean the flue or conduct an internal video inspection.

As a result, hidden defects such as cracked flue liners, deteriorated mortar joints, previous chimney fire damage, water intrusion, damaged smoke chambers, open joints, and other potentially hazardous conditions may go undetected until after the property has been purchased.

Our Level 2 chimney inspection includes a professional chimney sweep followed by an internal video inspection using our Chim-Scan 360° Lighthouse camera system. This allows us to inspect areas of the chimney that simply cannot be properly evaluated during a standard home inspection.

Why Is a Level 2 Inspection Recommended When Buying a Home?

NFPA 211, the nationally recognized standard for chimneys, fireplaces, vents, and solid fuel-burning appliances, recommends a Level 2 chimney inspection whenever a property changes ownership.

A Level 2 inspection includes everything covered during a basic visual inspection, along with an examination of all readily accessible areas of the chimney system and an internal video inspection of the flue. This more comprehensive inspection helps identify concealed defects and safety concerns before the purchase is finalized.
